Town & Country Cottages (hereafter referred to as the Agency), acts
entirely as a booking agent on behalf of the holiday-maker.
Once the holiday confirmation has been issued, the contract is
between the holiday-maker and the owner of the holiday property.

On occasion, it may be necessary to make a material alteration in your
holiday arrangements. In this event we will make every effort to provide
alternative arrangements of comparable standard or a full refund of
monies paid. The Agency will be under no further obligation or liability
for any losses or expense arising from these alterations.
Neither will the Agency be under any liability or obligation for
any alteration or cancellation caused by civil strife, strikes,
sickness, bad weather, technical transportation problems or other
circumstances amounting to force majeure.

Cancellation:-
(a)
When covered by the Town & Country Cottages cancellation insurance
scheme:-
Notify
Town & Country Cottages of your cancellation by phone and confirm
this in writing together with documentation to support your insurance
claim.
Claims
that qualify will receive a full refund of monies paid, less the
insurance premium.
(b)
Uninsured Cancellation:-
Notify
Town & Country Cottages of your cancellation by phone and confirm
this in writing.
Town
& Country Cottages will then endeavour to re-let the property, in
which case a refund of deposit or full payment will be made, less a
handling charge of £45 plus VAT per week booked.
If
the property is not re-let then the deposit or full payment is forfeit.
We therefore recommend cancellation insurance.

If after the Agency has issued a confirmation and you wish to change the
dates of your holiday or your choice of holiday property, then you may,
at the Agency's discretion, be liable to pay a re-arrangement fee of £25
(plus VAT), any such re-arrangement being subject to availability. It is
not possible to re-arrange your holiday less than six weeks before it is
due to commence.

You will appreciate, that many parties are involved in planning and
provision of your holiday. The Agency does not own or operate the
accommodation, and their use is subject to the conditions and
regulations of their owners and operators, and to applicable local or
international law. Accordingly,
the Agency cannot in any circumstances accept responsibility for loss of
life, personal injury, loss, damage or accident to personal property,
unless caused by the negligence of our direct employees acting in the
course of their employment.

IN CASE OF COMPLAINT. The Agency tries to do everything possible to give
you a successful and enjoyable holiday but sometimes things can go
wrong. Please try to obtain satisfaction from the owner of the holiday
property, but if that fails then please report the matter to the Agency
who will immediately investigate any complaint during the holiday and
steps will be taken to resolve the problem on the spot.

We have compiled the information in this Brochure as accurately as
possible at the time of going to press. However, facilities may be
altered or withdrawn for reasons outside the Agency's control, in which
case we can accept no responsibility.

The holiday-maker undertakes to keep the premises and all furniture,
fittings and effects in or on the premises in the same state of repair
and condition as at the commencement of the holiday, and also undertakes
to leave the premises in the same state of cleanliness and general order
in which it was found. The owner of the holiday property should be
compensated for any damage and breakages which may occur (fair wear and
tear excepted).

The number of persons using the holiday property is not to exceed the
maximum number stated in the brochure or subsequent property information
sheet.

The owner of the holiday property or his representative is to be allowed
access to the property at any reasonable time during the holiday
occupancy.

Payment of the balance of the total cost of the holiday is due eight
weeks before the date on which the holiday is to commence. Failure to
ensure that such payment reaches the Agency's offices by that date may
result in the cancellation of the holiday.

These conditions may not be varied or waived except in writing by a
director of the Agency.

of Cover
Full
Repayment of Deposit and/or Final Payment in the event of the
cancellation of your holiday for the following reasons: -
1.
Death, accident, sickness, compulsory quarantine, jury service or
witness summons of yourself or any person with whom you intend to
travel;
2.
Death, accident or sickness of the husband, wife, child, father, mother,
father-in-law, mother-in-law, or close business associate of yourself or
any other person with whom you intend to travel;
3.
Your own home being rendered uninhabitable by fire, explosion,
subsidence, malicious damage, storm or flood;
4.
The Police requesting your presence at home following burglary or
attempted burglary, at your home or place of business;
5.
Cancellation of leave by H.M. Armed Forces or H.M. Police;
6.
An accident on the journey to your holiday home which curtails your
holiday.
In
the event of your holiday being cut short by any of the above events,
then the whole of your holiday cost will be repaid.
A
Doctors certificate or other relevant documents will be required to
support a claim.
The
cost of the Cancellation Insurance Scheme is £25 per property per week
reserved, and your premium should be sent with your Booking Form.
